In our role, we assure the best bids from qualified contractors.

We divide projects into several bid categories to attract larger contractors and at the same time it allow qualified smaller and local contractors a fair chance to bid.

Collaborative bid categories are created with owners and design teams to tailor value and talent for you.

Finally, we collect and evaluate bids and input them into estimate sheets. We review the estimate-sheet and all bids, in an open process, with the client project team - in consideration of the factors above.

Subcontractor considerations:

An important bid category feature is "front-end" specs: info specifically developed for each project and explained in detail the areas of work, alternates, unit prices, safety, quality control, schedules, temporary facilities / enclosures, cleaning and close-out responsibilities.

Creating "Front-end" specs is key to communicating operational expectations. We also ensure quality via:

  • Prequalification of subcontractors (if requested)
  • Advertising via local publications, trade journals
  • iSQFT, our web based Invitation to Bid (ITB) software to inform the subcontracting community
  • Contacting Building Exchange, Trade Contractor & Minority/Disadvantaged Business Outreach plan rooms
  • Following up our ITB by contacting subcontractor's via phone to confirm their intention to bid - a tedious, but essential step.
